TERMS               :

Allotment:
 Prospective years will apply in a prescribed from duly signed by them along with the market desire and Booking Money. All allotment will be made on first-come first-served basis according to the choice of the buyer. Buyers wishing to make one time payment in full shall be given 5% discount on the price of the specific space. The Company will try to allot the specified spaces on request.

Allotment Transfer:
Until making the full payment of all installments and other charges, the buyer shall not have the right to transfer the allotment to a third party other then buyer’s spouse or children.

Payment:
Payment of Booking Money has to be made only by Account Payee cheque/payment order favoring to the company.

Signature of Deed of Agreement:
After confirmation of allotment the Buyer has to sign the Deed of Agreement with the company within 30 days from the date of making the payment of Booking Money. At the time of signing the Deed of Agreement the buyer has to pay the 2nd payment (Price and Schedule of payments enclosed)

Schedule of payment:
The buyer strictly adhere to the schedule of payment to ensure timely completion of the construction. Any delay in payment of the installment will make the buyer liable to pay penal interest @2% per month on there amount of payment overdue. However, penal interest will be charged up to a period of 3 months, failing which the company shall have the right to cancel the allotment.

Incidental:
Connection fees, security deposit and other incidental charge & costs relating to gas, water, sewerage, power connection with the share of cost of sub-station, cost of air condition. Vat, Registration fee and all other charges are not included in the price of the spaces. If any expenditure on these accounts is borne by the company, then the purchaser shall reimburse the amount to the company.

Cancellation of allotment:
 If the payment is delayed beyond three months, as stated above, Company reserves the right to cancel the allotments.

Right of the company:
 The company reserves the right to accept or reject an application for an allotment and also reserves the right for minor changes if required in the design and specification of the project.

Refund:
At the event of cancellation of the booking in favor of the buyer 20% of booking money will be deducted and the balance amount will be refunded.

Time Schedule:
 Company planned to complete the project within December,2007.

Structure:
 ‘BAITUL VIEW TOWER has been designed on reinforced concrete structure on raft foundation having three basement floors for car parking

Floor:
 The Corridor, toilets and other common spaces of shopping level will be finished with good quality ceramic tiles. Homogenous floor tiles have been specified for interior floors of the shopping and other floors.

Interior walls:

 All the interior partition walls are to be with 5" thick bricks and finished with plastic paint over plaster. The toilet walls are to be clad with ceramic tiles.

Toilets:

 The toilets are to have full tiles with imported fixtures and fittings.

Standby Generator:

Standby Generator for essential service systems and lighting common service and public areas. Each users of this complex enjoy our standard stand by power supply.

Security:
 Security arrangement with well-trained security guards. Computerized auto alarming close circuit system will be provided.
